If you've got questions, I've got answers. Regarding Real Estate and Real Estate matters.

When you want to know the answers to questions like "how to read legal description of property", you do not want to spend an hour searching the internet to just find sites with these words in them to just find out they are wanting to sell you a book, to get you to pay to go to a seminar or to try to sell you real estate or list your real estate for sale. You don't even want to read what I have just typed. You just want the answers, RIGHT! Well, here they are.

Now, you know, if you had gone to an attorney, architect or surveyor you would have paid several hundred dollars to get your answers, right. You could have also went to a professional Real Estate Agent or Broker and you may not have been charged any money, but would they have been able to answer your question of how to read property legal description. They should have. They paid and went to school and studied reading a legal description to get their license but alas, they never read legal description and, as the saying goes, if you don't use it, you lose it. Ninety percent of the Real Estate professionals will not be able to answer your question of how to read property descriptions. Again, as the old saying goes, you get what you pay for. You paid nothing, you get nothing. That is why they wouldn't charge you any money or show you how to read property description. And, if they did supply you with an answer, is it accurate? Was the information they were working from reading a legal property description complete and accurate? If all of this is reading legal descriptions is not done properly you may be spending days, weeks and even months of your life trying to get it straightened out. It could cost you Thousands and even tens and hundreds of thousands of dollars or more. Is it worth it?

Reading a legal description is fairly easy once you know how. I have supplied you with the knowledge to do it yourself, if you wish, with the Terms and Conditions listed below. Do you have to have the legal description to sell real estate? Not in most cases. If your property is in a city and/or the property boundaries are well defined, such as with a fence, an address will probably suffice.

You read legal description backwards, from right to left, from the smallest unit to the largest unit. Ranges run True North and Townships run East/West. True North differs from Magnetic North, the direction indicated by a magnetic compass which continuously moves slowly.

Each Township is divided into 36 Sections.
A Section is a piece of land one square mile by one square mile forming one of the 36 subdivisions of a Township. It is 640 Acres.
An Acre equals 43,560 Square Feet , 160 square rods, 10 square chains (10 x 66' x 66') or a square 208.7 feet by 208.7 feet equaling 27,878,400 sq. ft.
A Half Section (1/2Sec, 1/2S) is 320 Acres.
A Quarter Section (Qtr Sec, 1/4S) is 160 Acres.
A Half of a Quarter of a Section (1/2 of 1/4S) is 80 Acres.
A Quarter of a Quarter of a Section (1/4 of 1/4S) is 40 Acres
One mile equals 5,280 feet, 320 rods (16.5 feet), or 80 chains (66 feet).
One_chain is made from 100 links, each link being 7.92 inches long (792 inches / 100).
A Legal Property Descrtption is normally reduced to a drawing known as a Plat Map.

What is Sexagesimal?

A particular Township is located by first reading either the North or South indication. If it were North you would go North on a line called a Meridian, also known as Longitude. You would start from the zero (0) point which is a line called a Baseline, this could also be Latitude.

If the Township is located to the South of the Baseline (which is 0) you would count the number of Townships South of the Baseline.

The Range is located from the center line, called the Meridian, (which is 0) either to the East or to the West.

This is a list of accepted abbreviations for use in legal descriptions.
Legal property descriptions are written thus for larger parcels of land. These are the most common variations of dividing a parcel of land:
(the numbers in parenthesis are only written here to show you which parcel the legal description refers to):

For land that is shaped other than above, Land boundaries are determined by Surveying. An ALTA Survey is a common method used. Mathematical Bearings measurements are expressed in a Sexagesimal numeral system as Degrees (0), Minutes (')and Seconds (") [ex 40 11' 15" {If a decimal form is used 40.1875 it can converted}]. Compass Angles are made from the original North and South line, thence Easterly or Westerly to a maximum of 89 59' 59" (since 90 would be due East or West). a direction measured 20 degrees from North towards East would be described as North 20 degrees East or N 20 E.
